The stain is the dry edge of a wet area. Above it, drywall paper and blown-in insulation hold water for days, and the framing holds it for weeks. Mold begins on wet drywall paper within 24 to 48 hours. A coat of stain-blocking primer hides the evidence and traps the moisture.
We meter the ceiling and the framing above it. If the readings are dry, the repair is texture and paint. If they are wet, drying equipment goes in that day and the drywall decision waits for the numbers. Drywall that is sagging, crumbling, or has been wet for days comes out. Drywall that got wet once and dries in a few days can usually stay.
